Reservations Requirements

I certify that I am 25 years of age or older (or either married or active military) and will be responsible for payments, deposits and adherence to the terms and conditions outlined herein and in other documents associated with reservations. I understand that the minimum stay varies season to season. I understand all reservations are subject to review and approval by management. I understand any reservation obtained under false pretense will be subject to forfeiture of advanced payment and I or members of my party will not be permitted to check-in or will be asked to vacate the unit without refund. I understand that reservations booked online with guests exceeding maximum occupancy or booked by guests under 25 years of age will be subject to cancellation. I understand reservations are confirmed with an advanced payment and a property is assigned at the time the reservation is made however, the unit requested is not guaranteed. I will not hold Resorts Realty Group responsible for changes in furnishings, equipment or décor made by the owner. I understand refunds will not be given for these changes.

Deposits & Payments

RRG accepts cash, traveler’s checks (in denominations no greater than $100), money orders (exact amount) and debit and credit cards. When paying in cash, a credit card needs to be on record and a $250 security deposit is required. At the time of booking, a payment of 50% of the total amount of the reservation is due, the remainder balance is due 30 days prior to your scheduled arrival. If you book within 30 days of your arrival, full payment is due upon confirmation. Reservations can be made up to one year in advance. Reservations are confirmed however, Resorts Realty Group, Inc. cannot guarantee rates or unit assignment. Rates are subject to change without notice. Acceptance of these policies is confirmed by the renter when an advanced payment is made. I hereby authorize RRG to charge my credit card and place any amount paid by me into an interest bearing account and agree that all interest shall accrue to RRG.

Changes & Cancelations

All Reservations have 24 hours from the time the reservation is made to change or cancel with no penalty. If a reservation is canceled after 24 hours of booking but outside of 30 days of arrival, 25% of the reservation total will be forfeited. If your reservation is cancelled within 30 days of arrival, your 50% of the reservation total will be forfeited. If you cancel within one week of your scheduled arrival, all funds are forfeited or 100% of the grand total, unless otherwise noted by management.

What personal information does Resorts Realty Group gather from me and how is this information used? When browsing our site, you are not required to provide any personal information unless and until you choose to make a purchase or sign up for one of our e-mail newsletters or other services as described below. We do not knowingly permit the site to be used by any person under the age of eighteen and we do not knowingly collect any personal information from children (meaning those younger than thirteen years of age).


In order to purchase travel and related services through our site, you must provide us with certain personal information such as your name, your credit card number and expiration date, your credit card billing address, your telephone number, your e-mail address and the name or names of the person(s) traveling.


We automatically log generic information about your computer’s connection to the Internet, which we call “session data”. Session data consists of things such as IP address, operating system and type of browser software being used and the activities conducted by the user while on our site. From time to time we may add or enhance services available on the site. To the extent these services are provided and used by you, we will use the information you provide to facilitate the service requested. No Discounts for Early Departure

for any reason (including weather). All changes are subject to minimum stay requirements as stated above. Refunds due to inclement weather will only be given in the event of a mandatory evacuation ordered by Emergency Management Services for the residing area (county) in which the rental property lies.


Check-in is after 4:00pm and subject to completion of unit cleaning. Your patience is appreciated and we suggest that you have alternate plans in case the unit is not ready. It is mandatory that Resorts Realty Group receives a valid credit card on file by the reservation holder. The credit card will be reserved for any charges that may occur during the guests stay such as damages to the unit. Failure to supply a credit card will result in non-issuance of unit key codes.


I agree to vacate the property by 10:00 am on the morning of the confirmed departure unless otherwise approved in advance by RRG staff. If you fail to check-out by 10am a half-day rate will be charged. Failure to check-out of the unit by 3pm will result in a full day charge. Resorts Realty Group shall have the right to take immediate possession of the unit in the event of nonpayment or unauthorized stay over. All charges accrued during the stay are to be paid prior to departure.

Number of Occupants

I understand this agreement is for the number of people specified at the time the reservation was made or as amended at check-in. If additional occupants are found in the unit, it will constitute a breach of this agreement and I will vacate the unit immediately and forfeit all money collected including deposits. Further, I agree to be held responsible for any damages sustained, fines, lost revenue or attorney’s fees. Under no circumstances will I allow more than the allowed occupancy for my rental unit. I understand that only one warning will be issued to my unit for noise, damage, etc. A second complaint will result in a fine and the third complaint will result in my eviction of the unit and forfeiture of payments. I further understand and agree that I will be held responsible for all persons in my party. I agree to have only members of my reservation in my unit or on the property in any capacity after 10:00 pm daily.


I understand and agree that no pets are allowed in rental units. Boarding kennels are available in the local area. Violators will be charged a minimum of $300 for cleaning plus any additional charges for exterminating and other necessary repairs or replacements. If any pets are found in the unit it will constitute a breach of this agreement and I agree to vacate the unit immediately and forfeit all money collected. By law, state registered service dogs are allowed in all the properties RRG manages. The state registration must be provided to RRG prior to arrival by email or fax, as RRG has to notify the property’s homeowner’s association prior to guest arrival. RRG does not recognize non-state registered service dogs regardless of any other organization that has registered or recognized the dog as a service dog.


Should I leave my unit in an unusually dirty or abused condition or damage any unit contents, I understand and agree that I will pay any additional cleaning charges and/or damage charges, including a $500.00 fee for smoking in a non-smoking unit. This fee will enable RRG to bring the unit back to a non-smoking status. Further, I agree to be held responsible for any damages sustained to the unit by myself or members of my party. I hereby authorize RRG to charge the credit card on file for the total cost to repair damage or replace items.


Towels and bed linens are provided for in-unit use only. A start-up supply of bath soap, shampoo, toilet paper, paper towels and dishwashing detergent are provided upon check-in. I will be responsible any additional supplies needed during my stay. Additional housekeeping and laundry services are available upon request at a nominal charge. Mid-stay cleaning charges will be charged to guests with stays exceeding 62 days.

Items Left Behind

Please take time to look for any items that may have been left behind. RRG is not responsible for any items left behind. If items are left behind and it is my desire to retrieve the items; I authorize RRG to charge the credit card on file for a transport fee of $10 for the purpose of transporting the items to a shipping company. I understand that it will be my responsibility to contact the shipping company and coordinate the shipping of items to the desired location. I understand and agree that RRG is not responsible for the shipping or charges that extend from the transaction thereof. RRG will not transport items to a shipping company that exceed 40 pounds or that will not reasonably fit in a sedan.

Refuse & Trash Collection

I hereby agree to dispose of all trash in accordance with the selected rental unit’s community rules and regulations. I understand that all trash will be placed in tied bags and placed fully within dumpster enclosures. I understand any trash left behind will incur a $85 charge and will be billed to the credit card on file.

Maintenance & Refund Policies

If our maintenance personnel need to make repairs, they will do so as quickly as possible. They are available for routine maintenance from 9:00 am to 5:00 pm. Unnecessary or after-hours maintenance calls will be charged to you on a time and material basis, exclusive of major emergencies. RRG cannot guarantee that all amenities, appliances and equipment will be in working order 100% of the time. No refunds or adjustments will be made for unforeseen mechanical difficulties, unreported problems or power failure. Refunds that are warranted will be given after departure and after the unit has been cleared of damages. Refunds will be processed in a timely manner.

Local & Long Distance Calls

There is no charge for local calls however; there may be a charge for calls made in the Extended Calling Area. Long distance calls can be made with a calling card.


I agree to abide by the rules and regulations of the selected rental unit’s Community Association and the policies of RRG and confirm that there is a copy of these regulations in the unit. Any exception to the foregoing must receive written approval in advance from RRG. RRG reserves the right to expand these rental conditions without notice. I understand and agree that RRG rents the units managed by them in a non-discriminatory manner; units are rented without regards to race, color, sex, religion, familial status or natural origin. No RVs, campers, trailers, jet skis, wave runners, boats, skates, roller blades, skateboards, private golf carts, segways or scooters are permitted at RRG rental properties, unless previously arranged by the rental property’s community association in writing.
