Rental Policies & Conditions
Agency Disclosure: Resorts Realty Group
is the agent of and paid by the owner of the condominium
units.
No RV's, trailers, jet ski's or boats are to be brought onto the property.
Reservation Requirements: Persons
checking in must be 25 years of age or older and will
be responsible for payments, deposits, and adherence
to the terms and conditions outlined herein and in other
documents associated with reservations. The minimum
stay varies season to season. All reservations are subject
to review and approval by management. Any reservation
obtained under false pretense will be subject to forfeiture
of deposit and/or rental money and the party will not
be permitted to check-in or will be asked to vacate
the unit without refund. Reservations booked online
with guests exceeding maximum occupancy or booked by
guests under 25 years of age will be subject to cancellation.
Reservations are confirmed with a deposit and a unit
is assigned at the time the reservation is made, however
the unit requested is not guaranteed. Resorts Realty
Group is not responsible for changes in furnishings,
equipment or decor by the owner. Refunds will not be
given for these changes..
Deposits And Payment: Resorts Realty Group accepts cash, money orders (exact amount), traveler's checks, Visa, MasterCard, Discover, and Diner's Card. Resorts Realty Group does not accept personal checks, American Express or traveler's checks in increments over $100.00. At the time of booking a payment of 25% of the total amount of the reservation is due. A non-refundable $45 processing fee is charged on all reservations. Reservations can be made up to one year in advance. Reservations are confirmed, however Resorts Realty Group cannot guarantee rates or unit assignment. Rates are subject to change without notice. Acceptance of this policy is confirmed by the renter when a deposit or payment is made.

Reservations made 30 days or less prior to the arrival
date have 24 hours from the time the reservations are
made to change or cancel. After this time, the above
stated change/cancellation policies go into effect.
Upgrades are not permitted within 2 weeks of arrival.
NO DISCOUNTS FOR EARLY DEPARTURES for any reason (including
weather). All changes are subject to minimum stay requirements.
There will be no refunds for inclement weather including
hurricanes. Unless Emergency Management Services orders
a mandatory evacuation for the residing area in which
Hidden Dunes property lies.
Check-In: Check-in is between 3:00pm-5:00pm
and subject to completion of unit cleaning. Your patience
is appreciated and we suggest that you have alternate
plans in case the unit is not ready. Payment is to be
made in full upon arrival. It is mandatory that Resorts
Realty Group receives a magnetic imprint of a valid
credit card by the reservation holder. The credit card
will be reserved for any charges that may occur during
the guests stay, such as damages to the unit, tennis
court fees, and beach service charges. Failure to supply
imprint will result in non-issuance of unit keys. Settlement
of account when arriving after 5pm must be made before
4pm the following day. If the balance is not received
by 4pm the following day a 10% surcharge will be added.
Check-Out: Check-out in the rental
office is between the hours of 8am and 10am. Guests
must leave by 10am on the morning of the confirmed departure,
unless otherwise extended by written agreement, in advance.
Departures that are earlier than 8am on the day of the
confirmed departure may leave an express checkout form
in the key depository box located near the Security
Gate. If the guest has not checked out of the unit by
10:00am on the scheduled day of departure, guest will
be charged a ½ days rate. If not checked out
of the unit by 5:00pm on scheduled day of departure
the guest will be charged a full days rate. Resorts
Realty Group shall have the right to take immediate
possession of the unit in the event of nonpayment or
unauthorized stay over. All charges accrued during the
stay are to be paid prior to departure.
Damages: Resorts Realty Group manages
these privately owned second homes and would appreciate
the cooperation from guests to keep them damage free.
We take damage very seriously. The individual's name
that is on the reservation will be held responsible
for any damages or missing items. Should the guests
leave the unit in an unusually dirty condition an additional
cleaning charge will be applied. Smoking is not permitted
in the rental units, guests will be charged a $500.00
fee if evidence of smoking is found. This fee will enable
Resorts Realty Group to bring the unit back to a non-smoking
status. The total cost to repair damage, replace missing
items or if a cleaning charge is deemed necessary will
be immediately charged to the individual's credit card
on file.
Housekeeping: Our rates with a three
night minimum include housekeeping service only upon
departure. Guests are responsible for maintaining the
unit during their stay. If more than the departure clean
is desired, the guest will be charged accordingly. Monthly
guests will be charged for mid-stay cleanings. WE ARE
NOT RESPONSIBLE FOR FOR ANY ITEMS LEFT BEHIND.
Housekeeping Amenities: Towels and
bed linens are provided for in-unit use only. A “start
up” supply of trash liners, bath soap, shampoo,
toilet paper, paper towels and dishwashing detergent
are provided in the unit upon check-in. Guests will
be responsible for any additional supplies needed during
the stay. Additional housekeeping and laundry services
are available upon request and at a nominal charge.
Refuse & Trash Collection: Guest
are to dispose of all trash in accordance with Hidden
Dunes Community rules and regulations. All trash will
be placed in a tied bag and placed fully within dumpster
enclosures. Trash left behind will incur a $50 charge
and will be billed to the credit card on file.
Maintenance & Refund Policies:
If maintenance personnel need to make any repairs in
the unit, they will do so as quickly as possible. They
are available for routine maintenance from 9:00am to
4:30pm. We can not guarantee that all amenities, appliances
and equipment will be in working order 100% of the time.
No refunds or adjustments will be made for unforeseen
mechanical difficulties, unreported problems or power
failure. Guests will be charged for unwarranted service
calls if a repairman is called and there is nothing
wrong. Refunds that are warranted will be given after
departure and after the unit has been cleared of damages.
Refunds will be processed in a timely manner.
Keys: All keys not returned to Resorts
Realty Group by the day of departure will be charged
a non-negotiable fee of $25 per key. Unreturned keys
charged after departure will not receive reimbursement
if keys are returned.
Local & Long Distance Calls: Answering
machines are provided in each unit. Persons trying to
reach guests will need to dial 1-800-824-6335 or (850)
837-3521. Front Desk staff will assist caller with obtaining
direct phone number to the unit. The unit phone number
can also be found by the guest on the front of the check-in
packet. There is no charge for local calls however,
there may be a charge for calls made in the Extended
Calling area. Long Distance calls can be made with a
calling card. Calling cards can be purchased at the
front desk.
Things To Pack: Beach towels, hair
dryer, razor, trash liners, toilet paper, paper towels,
bath soap, shampoo, body lotion, coffee, coffee filters,
facial tissue, salt, pepper, condiments, spices, dishwashing
detergent, laundry detergent, fabric softner, and aluminum
foil. Guests might also want to bring paper plates,
cups and other disposable items, if you do not want
to wash dishes.
